New Facelift of Malaysia 2010

- INTRODUCTION -

Located right in the heart of Southeast Asia, Kuala Lumpur or commonly known as KL, is the capital city of the Federation of Malaysia.


The city began sometime around the late 18th century as a small mining boomtown created by the Industrial Revolution's hunger for raw materials.


Today, KL is one of Asia's most dynamic and popular city destination. The modern and cosmopolitan city, like the country Malaysia, is a melting pot of different cultures of Asia coexisting in perfect harmony.


Most visitors regard Kuala Lumpur for its quirky architecture, cheap shopping and super-cheap dining. It is no wonder that KL is one of Asia's most affordable city to live, work, shop and play.


As a result, KL has seen an enormous amount of highrise residential and hospitality developments in the last few years. Amid the leafy surroundings, the rising highrises would constantly redefined KL's majestic skyline.

- CENTRAL BUSINESS DISTRICT & ENVIRONS -

According to most observers, the Kuala Lumpur property market is expected to experience a gradual recovery in 2010 and 2011, in line with the global economic recovery and increasing business demands in the region.


The softer demand, competition and the oversupply situation particularly in the retail segment as well as middle to high-end residential properties in selected areas could potentially reduce the number of launches and drag prices down after reaching new highs prior to the economic slowdown.


Continued urban population growth, introduction of significant investor-friendly policies particularly the liberalisation of Malaysia's service industries, increasing high quality and niche offerings as well as the limitation of land bank in strategic areas could potentially boost the domestic property market in the years to come.

- KUALA LUMPUR MEGA-DEVELOPMENTS PLANNING IN-PROGRESS -


1. Implementation of Kuala Lumpur Mass Rapid Transit System and Underground Commercial Precinct
- First proposed by Gamuda-MMC Corp Consortium in January 2010.
- Consist of Red, Green and Loop Line.
- Total length of 156km, with Red and Green Line converging in Dataran Perdana.
- An estimated total infrastructure development cost of RM43 billion.
- Underground commercial precinct will cost RM2 billion.

2. Redevelopment of Kampung Baru
- 152ha of land near KLCC potentially open for redevelopment.
- Permodalan Nasional Bhd (PNB) will conduct study for redevelopment plans.
- An estimated GDV of RM20 billion.

3. City of Malaysia, Redevelopment of Royal Malaysian Air Force Base
- 162ha of airport and army ground in Sungei Besi, south of KL city centre.
- Expected to be Malaysia's first carbon-neutral city with plans for a commercial business hub complete with a heliport.
- Expected to be undertaken jointly by 1MDB and the Armed Forces Fund Board (LTAT).
- Potential investors include Qatar Investment Authority and Abu Dhabi's Mubadala.
- An estimated GDV of RM15 billion.

4. Naza KL Metropolis Development
- 25ha of land off Jalan Duta, within Menara Matrade and next to Sri Hartamas suburb.
- Site of the future MATRADE Centre, that will be Malaysia's largest meetings, convention and exhibition centre.
- To be undertaken by NAZA Group and Kumpulan Jetson.
- An estimated GDV of RM15 billion.

5. Tamansari Riverside Garden City
- 22ha regeneration of the former Pekeliling Flats, off Jalan Tun Razak and Jalan Pahang and between Putra World Trade Centre and KL General Hospital.
- Site of future 60-storey revolving skyscraper, first of its kind in the world.
- To be undertaken by Malaysian, Thai and Australian consortium.
- An estimated GDV of RM12 billion.

6. Kuala Lumpur Sentral
- 29ha of land located between Jalan Travers and Jalan Tun Sambanthan.
- Completed Sentral Station, Malaysia's largest transit hub designed by world-renowned Dr Kisho Kurokawa.
- In 2006, KL Sentral became first MSC Malaysia Cybercentre.
- Undertaken by Malaysian Resources Corporation Bhd (MRCB).
- An estimated GDV of RM11.7 billion.
- Status: In-Progress for remaining parcels with completion in 2015.

7. Sungai Buloh Urban Developments
- Privatisation of land owned by Rubber Research Institute of Malaysia (RRIM).
- 1,370ha of land in Sungai Buloh-Shah Alam corridor potentially open for development.
- Development to be led by 1MDB.
- An estimated GDV of more than RM10 billion.

8. Jalan Cochrane-Jalan Peel Developments
- Government land near Cochrane school, Cheras area.
- Expected to be undertaken jointly by MRCB, 1MDB and the Employees Provident Fund.
- An estimated GDV of RM10 billion.

9. Kuala Lumpur International Financial District
- 34ha on what is today known as Dataran Perdana, Jalan Davis off Jalan Pudu.
- Dubbed "the world's newest financial district", the development included the redevelopment of Pasarakyat in Imbi area into a proposed transit hub.
- To be undertaken jointly by 1MDB and Abu Dhabi's Mubadala.
- An estimated GDV of RM6.5 billion

10. Kuala Lumpur Eco City
- 9.7ha of land on the former Kampung Haji Abdullah Hukum, neighbouring Mid Valley City.
- Integrated signature offices, residences and retail. The tallest building will have 54 storeys.
- To be undertaken jointly by SP Setia Group and KL City Council (DBKL).
- An estimated GDV of RM6 billion

11. Merdeka Park City (Tiara Merdeka Developments)
- 16ha of land surrounding Stadium Merdeka (Independence Stadium) and Stadium Negara, off Jalan Maharajalela.
- Site of future 100-storey skyscraper, that will be Malaysia's tallest building.
- Development plans may include the preservation of heritage site Stadium Merdeka.
- To be undertaken by Permodalan Nasional Bhd (PNB).
- An estimated GDV of RM6 billion

12. Bukit Bintang City Centre
- 8.6ha on what is today known as the 115-year old Pudu Prison.
- Redevelopment plans include offices, hotels, apartments, a transit centre and recreational centres.
- To be undertaken by UDA Holdings Bhd.
- An estimated GDV of RM5 billion.
- Status: To commence in 2011.

13. Platinum Park KLCC
- 3.7ha on Jalan Binjai, adjacent to Kuala Lumpur City Centre (KLCC).
- Iconic landmarks including Felda Tower, NAZA Tower, Platinum Park Residences, Platinum Park Suites and a private landscaped park.
- Undertaken by NAZA Group and Kumpulan Jetson.
- An estimated GDV of RM4.1 billion.

14. Bangsar South City
- 24ha of land located off Federal Highway, in Kerinchi/Pantai Dalam suburb.
- In 2010, Bangsar South became a MSC Malaysia Cybercentre.

15. MPHB's Golden Triangle Development
- To complement the development of Kuala Lumpur International Financial District in Dataran Perdana.
- An iconic mixed development including a large shopping mall, 50-storey luxury condominiums, hotels and offices at the junction of Jalan Sultan Ismail and Jalan Imbi.
- To be undertaken by Multi-Purpose Group.

16. PJ Sentral Garden City
- 4.8ha of government land in Section 52, commonly known as "State" of Petaling Jaya.
- To be undertaken jointly by Gapurna Group and Selangor Development Corporation (PKNS).

17. Kuala Lumpur Media City
- Redevelopment of government land surrounding Angkasapuri (headquarters of Radio Television Malaysia), Kerinchi/Pantai Dalam suburb.

18. Jalil Green City
- 24ha land in Bandar Bukit Jalil township to be developed into a town centre.
- To be undertaken by Ho Hup Construction Group.

19. Datum Jelatek
- Redevelopment of government land surrounding Angkasapuri (headquarters of Radio Television Malaysia), Pantai Dalam suburb.
- 2.4ha on the former Flat Columbia site next to Jelatek LRT station, Jalan Jelatek in Taman Keramat suburb.
- Redevelopment plans include four 45-storey towers and a shopping mall.
- Undertaken by Selangor Development Corporation (PKNS).
- An estimated GDV of RM1.2 billion.

Four Seasons Place Kuala Lumpur

Consisting of the 5-star Four Seasons, this development next to the Petronas Twin Towers is about to begin. The 65-storey hotel-cum-residences tower will be built by Singapore tycoon Ong Beng Seng, partnering Tan Sri Syed Yusof Tun Syed Nasir and the Sultan of Selangor, Sultan Sharafuddin Idris Shah. The popular Suria KLCC mall will also be expanded to the tower podium. When completed, it will be the tallest Four Seasons managed hotel and residences in the world.


The revised plan in 2009 comprised of a single 65-storey tower. The original plan before 2008 comprised of two towers, one taller than the other.


Carigali Tower (Lot C KLCC)

Come 2012, another 59-storey office tower will compliment the rapidly rising KLCC skyline. Petronas Carigali and its subsidiaries are expected to occupy most of the office space when completed. Like the Four Seasons, this development will also include a 6-floor retail extension to the Suria KLCC shopping mall at the tower podium. The retail podium is scheduled to open before the end of 2010.



Lot D1 KLCC (proposed)

Initially earmarked for service residences, Lot D1 plans have not been finalised. Firmer plans will likely be made known closer to the completion of Lot C as more cash flow will be available for this development. Meanwhile, construction work is currently ongoing for the tunnel link between Lot C and Lot D1.

Ilham Baru Tower

Ilham Baru or simply known as "IB Tower" is a 62-storey skyscraper consisting of office and service apartments located close to KLCC. Preliminary work has started on-site, and the project will be towering over Kuala Lumpur skyline in 2014.

Platinum Park Kuala Lumpur


Overview of Platinum Park when fully completed in 2018.

Platinum Park is an integrated high-end residential and commercial development within the prestigious Kuala Lumpur City Centre. Besides being the largest integrated development within downtown KL, Platinum Park aims to bring another architectural milestone to KL, that will uniquely balance the nature with the community. To be developed by local automotive conglomerate NAZA, Platinum Park will consist of 7 highrises:

- Naza Tower: a 50-storey headquarters for NAZA Group;

- an adjoining 38-storey sold to Lembaga Tabung Haji;


- Felda Tower: a 50-storey headquarters for FELDA plantation group;


- two towers of residences and a serviced apartment designed by Foster + Partners;

- a 350-room 5-star hotel-cum-business suites designed by Foster + Partners; and

- a "necklace" of niche retail outlets plus a 1.5 acre central landscaped park at the heart of Platinum Park.

KLCC Holdings and Qatar Diar Real Estate Investment Company, an investment arm of Qatar Investment Authority will embark on a multi-billion mixed commercial hub comprising office, hotel and retail space with a net lettable area of two million square feet.

The Troika [completing soon]

The Troika is Malaysia's first globally-branded and most awarded high-rise residential development. An architecture marvel by Foster + Partners, the three towers of 50, 44 and 38 storeys are interlinked by skylobby bridges at the 24th floor.

Most recently, The Troika won its most prestigious accolade - CNBC's The Best International High Rise Architecture, after being victorious in the 5-star Best High Rise Residential and 5-star Best Architectural 2008 categories at the CNBC Asia Pacific Property Awards.


The Avare [completed]

The recently completed Avare was designed by Hong Kong-based award-winning architects Robert N Kessler and David J Clarke. Its all-glass residential facade and butterfly-plan with only 2 units per floor is one of its kind in Kuala Lumpur.


Oval KL [completed]

Grand Hyatt Kuala Lumpur and Bahagia Investment Complex

A 42-storey mixed commercial block comprising a 17-storey hotel, a 4-storey serviced apartment and a 13-storey office space with restaurants and meeting facilities. As for the hotel component, it will be designed by world-renowned architecture firm Wimberly, Allison Tong & Goo and managed by Global Hyatt Corporation. The hotel lobby will not be on the ground floor but on the highest floor of the gold-cladded building.


This project on Jalan Pinang is owned by Brunei Investment Agency's Malaysian subsidiary. Precisely next to KL Convention Centre, it is different than the earlier Duta Hyatt complex which is still abandoned at the corner of Jalan Sultan Ismail and Jalan Ampang since the 1997 Asian economic crisis.


Impiana KLCC Hotel and Residences Tower

The Phase 2 extension of the 5-star Impiana KLCC will see a 25-storey annexe hotel-cum-residences building. The L-shaped building will be constructed on the rooftop of the existing 4-storey carpark podium. Sunway Holdings Bhd was awarded the contact for construction works from KLCC Holdings Sdn Bhd in April 2010.


Glomac Al-Batha Tower

On what used to be KL's most popular hangout spot Rum Jungle, this prime land next to KLCC will make way for prime office space. This project is being developed by a joint venture between Glomac and Al Batha Real Estate from the United Arab Emirates. Interestingly, the yet-to-be-completed tower has already been sold to Kuwait Finance House Malaysia for RM577 million in late 2007.


The Regent Hotel and Residences

The Regent Kuala Lumpur, together with the The Regent Residences Kuala Lumpur (apartments designed by Sir Terence Conran, from the 25th to 38th floor), will occupy a prime city-centre location in the heart of the city's Golden Triangle, standing atop the Avenue K shopping mall, with breathtaking views of the iconic Petronas Twin Towers and KLCC Park, just 200 metres walking distance away.


Lot TA3 and Lot TA4

An integrated high-end commercial development by TA Global, consisting of two 48-storey towers (revised) located directly opposite the world-renowned Petronas Twin Towers and Suria KLCC. One of the towers will have a 6-star luxury hotel of 80 rooms at the top portion while the lower portion will house serviced residences. The other tower will comprise serviced residences with an upscale 1-level retail podium, which will be linked directly to the adjacent Menara TA One.

The new YTL World Headquarters and YTL Residences (proposed)

Designed by London-based Foster + Partners, this future project consists of mixed use of office, residential and retail. The concept itself is to react to tropical climate by configuring the offices and serviced apartments to face north and south, and creating mountain climate in the podium.

The Ritz Corporate Suites & The Ritz-Carlton Residences

The Ritz at Jalan Sultan Ismail comprised of two 48-storey towers with a total of 800 luxury residential and office units that will reflect the elegance and luxury that characterize "The Ritz-Carlton" brand. It will be built beside the Concorde Hotel and Hard Rock Cafe, and opposite KL's Renaissance Hotel. The project will replace the RM700 million Berjaya Central Park, which was stalled since 2005.


Mulpha Tower (12 Jalan Sultan Ismail)

Mulpha Tower is a 29-storey Grade A office tower situated along Jalan Sultan Ismail (opposite Shangri-La Hotel) with an estimated lettable area of 270,000 square feet.

Renowned New York architects Kohn Pedersen Fox who designed the Shanghai World Financial Centre, The Pinnacle in Britain, and Roppongi Hills Mori Tower in Tokyo is the designer. It will be the first Kohn Pedersen Fox building in Malaysia.


St. Mary Residences Kuala Lumpur

This is the former site of St. Mary's, a public all-girl secondary school established since the early 20th century. It has since been relocated to Selayang to make way for this joint venture between E&O Group and the Lion Group, that will see 3 contemporary residential towers with a street-fronting retail component at the central podium.



The new Hap Seng Annexe Tower

Immediately adjacent to E&O's St. Mary residential development is 1.15 acres that was formerly owned by the E&O Group. In December 2009, Hap Seng Consolidated Bhd acquired the land and is expected to resume its development order with a connection to its headquarters Menara Hap Seng, also just next door.


With a gross floor area of approximately 400,000 square feet, the development order in 2008 consist of a 35-storey commercial tower designed by Hamiltons Architects that will provide KL with highly sought after Grade A office space now in limited supply.


CSS Tower (previously Chua Tower)

An ongoing 35-storey development near Ampang Park LRT station, between Nikko Hotel and G Tower Kuala Lumpur. This was previously the site of a clinic house owned by the late Dr Chua Boon Teck, who is a member of the wealthy Chua family that founded the Cycle & Carriage Group (which distributes Mercedes cars in Malaysia) and owned several historical landmarks in Kuala Lumpur such as the Coliseum Cafe.


YNH Tower (proposed)

This is a planned RM1.8 billion iconic development which has been delayed over many years. It was reported in 2008 that Kuwait Finance House (KFH) will buy 50% of this 45-storey tower for RM920 million. However, it was reported in December 2009 that KFH has called off the deal.

The property is one of the last piece of 3-acre land in the commercial business district with a wide frontage of 320 ft along Jalan Sultan Ismail. With this in mind, YNH has decided to build an iconic single block Grade A office building and appointed Foster + Partners as the architect for the office building.

Fraser Place Kuala Lumpur (and 163 Residence) [completed]

This will be the first serviced apartments to be managed by Frasers Hospitality, the hospitality arm of Singapore-listed Fraser & Neave, in Kuala Lumpur. Fraser Place occupies the 9th to 30th floors, which comprise 216 spacious and modern studios, smart one- and two-bedroom serviced residences, as well as chic penthouses with breathtaking views.


G Tower Kuala Lumpur [completed]

Located at the crossroads of Jalan Tun Razak and Jalan Ampang, G Tower is one of Malaysia's first green-rated building (BCA Green Mark Gold Award). This new landmark comprised of 120,000 sqft of open office space, a 180-room five-star boutique hotel called "The G City Club Hotel Kuala Lumpur", 112 duplex corporate suites, stylish Executive Club and other recreational and business facilities.


The G City Club Hotel opened in March 2010 featuring Malaysia's first "all-club-room" hotel and a floating bridge skybar between the two towers offering bird's eye view of the city skyline. Halliburton and Kuwait Finance House Research are upcoming tenants of the office block.


Public Mutual Tower (proposed)

A 35-storey office building for Public Bank's subsidiary, Public Mutual Bhd on Jalan Raja Chulan. Public Mutual is Malaysia's largest private unit trust company managing funds of over RM34 billion for more than 2 million accountholders.



MAIWP Tower (previously Wakaf Tower)

An ongoing 34-storey office tower development on Jalan Perak for the Malaysian pilgrimage fund board, Lembaga Tabung Haji. The tower could served as Bank Islam Malaysia's future headquarters.


Idaman Residence [completed]

Few walks away from Malaysia’s most distinguished philharmonic orchestra and high fashion, the prestige of inner city living can't be better than the 34-storey Idaman.


Parkview 2-11 Luxury Suites, Cecil Chao Centre (proposed)

Following the completion of Parkview Serviced Suites, Hong Kong-based developer Cheuk Nang has proposed to construct a second phase which will include up to four 50-storey towers and a multi-level retail podium.


Solaris Towers @ Sultan Ismail

Sunrise Bhd, one of Malaysia's most reputable highrise developer has recently proposed two 30-storey Grade A strata-office towers, serviced apartments, a 5-storey shopping mall as well as shop offices next to the Renaissance Hotel on Jalan Sultan Ismail.

Sunway Tower KL 1

In May 2007, Sunway City Group acquired the 27-storey Wisma Denmark, which was later renamed as Sunway Tower; and an adjacent vacant land that Sunway City Bhd intends to develop a 30-storey office tower with a value of RM230 million. Development will start soon and a possible injection into Sunway's proposed real estate investment trust (REIT) that will be listed on Bursa Malaysia in July 2010.


Crest Jalan Sultan Ismail

A development of 44 floors of luxury residences and 26 floors of Grade A modern office suites, with retail outlets on the ground floor. It is enviably located behind Renaissance Hotel, only a short distance from KLCC and entertainment hubs of Jalan Sultan Ismail, Jalan P Ramlee and the nightclubs of Asian Heritage Row.


Fraser Residences Kuala Lumpur

The 446-unit serviced residence development is the second Golden Triangle venture to be announced by Singapore-based Frasers Hospitality. Comprising two towers of one and two-bedroom serviced apartments, it will be built next to Renaissance Hotel, and is close to two LRT stations and surrounded by entertainment outlets, tourist attractions and corporate offices.


One Residency [completed]

Off Jalan Raja Chulan, One Residency was developed by Lion Group. The project comprised of North and South Tower, offering a wide selection of single-occupant home office (Soho) and city centre apartments.

Vision City KL Phase II (aka Quill 15 or Bandar Wawasan)

Quill Group is planning to revive the abandoned Phase II of Vision City, situated right in the heart of KL business district. The revival scheme includes the completion of a 7-level lifestyle "green" mall, the contruction of a 35-storey office tower and a 45-storey serviced apartment.


As illustrated, one of the office tower could be the future headquarters for Singapore banking group United Overseas Bank.


"Vision City Forest in the Mall" (pending revival scheme)

Currently under design, this 1 million square foot modernist mall is conceived as a massive hybrid space, that's part public park, part shopping mall, and part urban promenade, and the central space containing gardens would be a partially uncovered atrium.

Le Nouvel @ KLCC

An estimated RM1 billion residential project designed by French architect Ateliers Jean Nouvel will be built near Avenue K on Jalan Ampang. DNP Holdings Bhd, the Malaysian subsidiary of Wing Tai Singapore is the developer for this project, which comprised of two residential towers with 49 and 43 floors of 197 high-end condominiums.

DNP Holdings is also the developer of Verticas Residences in Bukit Ceylon and is a clothing manufacturer and the franchise owner of G2000, Canali, Topshop, Topman, Dorothy Perkins, Miss Selfridge, Warehouse, Karen Millen, MaxStudio, Principles, Pumpkin Patch, Adidas and Nike retail stores in Malaysia.

Redevelopment of former Bangunan MAS

The new owner, Permodalan Nasional Bhd (PNB) intends to convert the 35-storey former Malaysia Airlines Building (previously occupied by flag carrier Malaysia Airlines System Bhd) in Jalan Sultan Ismail into an international-class hotel. The multi-level podium adjacent to it will be demolished to make way for a luxury serviced apartment tower or an international 5-star hotel worth a combined RM1 billion.

Vertices Tower (proposed)

Vertices is a new 40-storey environmentally-responsive tower within KLCC. Comprising of office and convenience retail with a mid-level recreational sky garden and roof-top gallery and bar, the scheme presents a socio-economic response to increasing inner city migration and urban densification. Its intended location is adjacent to Public Bank Headquarters.


OSK Annexe Tower (proposed)

OSK Holdings Bhd via its property division plans to build a 40-storey office tower on a prime land located between Plaza OSK and Ampang Park at Jalan Ampang. Currently, the Royal China Restaurant is occupying the area, thus construction will start probably after 2011.

Wisma MPL Annexe Tower (proposed)

Malaysia Pacific Corporation Bhd is currently in negotiation with a foreign development fund comprising local and Middle Eastern parties to redevelop Wisma MPL and to build a proposed 50-storey office tower on a vacant land next to Wisma MPL at Jalan Raja Chulan.


VERVE Suites KLCC (proposed)

Al Batha Bukit Kiara Holdings will soon have a presence in the Kuala Lumpur City Centre. VERVE Suites KLCC is designed as a luxury serviced apartment project with only 170 units of fully furnished designer suites in two sleek towers. Plans for this innovative project comprising a retail component beneath a 20-level block are currently being finalized. The project is expected to be launched by middle of 2011.


Revival of the former Grand Duta Hyatt Building

A 52-storey mixed development consisting of serviced apartments, offices and hotel has been proposed to revive the abandoned former Grand Duta Hyatt building at the junction of Jalan Sultan Ismail and Jalan Ampang.

The prime site located directly across Renaissance Hotel and next to the Sunway Tower (previously Wisma Denmark), was previously slated for the opening of the 5-star The Grand Duta Hyatt hotel. Construction was stalled at the 29th floor ever since the 1998 Asian economic crisis.

Magna Prima Bhd plans to build 50-storeys twin towers comprising Grade A offices, hotel and serviced apartments valued at more than RM1.3 billion on the current site of Lai Meng Primary School on Jalan Ampang. Construction will start in 2013 after relocating the school to Bukit Jalil.

A group of Australian and Malaysian firms are planning to redevelop the riverside precinct of what was the former site of Pekeliling flats along Jalan Tun Razak.

The multi-billion urban-regeneration project is backed by Australian banking group Macquarie and Australian builder Leighton Group. The project will cover 22.3 hectares and spread over 21 parcels, featuring a centrepiece RM1.1 billion 60-storey revolving tower, office towers, serviced apartments, hotels, malls, a medical centre, a transportation plaza and public housing.

Plaza Rakyat (abandoned, pending revival scheme)

Translated to English as the People's Plaza, this former megaproject was originally designed by US firm Skidmore, Owings & Merrill LLP (SOM). It was to comprise a 79-storey office tower, a 46-storey condominium, a 24-storey hotel, a 7-storey shopping mall and a transportation hub that will replaced the existing Puduraya bus depot.

If completed, Plaza Rakyat will host Kuala Lumpur's second tallest tower. However, the project, which commenced construction was stalled ever since the Asian financial crisis in 1997 and remained abandoned as at March 2010.

Bukit Bintang City Centre (Redevelopment of Pudu Jail)

UDA Holdings Bhd has big plans to transform the 115-year old former Pudu Prison as well as an adjacent field into a commercial hub at the heart of Kuala Lumpur's shopping district Bukit Bintang. The 8.6ha redevelopment would be carried out in six phases over 10 years. The redevelopment components would include a shopping mall, offices, hotels, apartments, a transit centre and recreational centres. Construction is expected to commence by the first quarter of 2011 with completion in 2017.

In June 2010, parts of the famous Pudu Prison wall mural were demolished after the developer handed over a portion of the site for a road expansion and tunnel project to ease traffic congestion in the area.

Multi-Purpose Holdings Bhd (MPHB) will be announcing its joint venture with a public-listed developer in the second half of 2010 to mark its entry into the property development sector which may involve its RM3 billion iconic integrated mixed development project at the junction of Jalan Sultan Ismail and Jalan Imbi near Parkroyal Hotel. YTL is bringing a new shopping experience to Kuala Lumpur.

Starhill Gallery is one of KL’s destination shopping malls featuring an extraordinary array of luxury shops and fine dining restaurants. Fahrenheit 88, the former KL Plaza is set to re-open its doors in August 2010. However, this too failed to take off and the developer went into liquidation.

In 2009, another developer had applied for a mixed commercial development comprising five blocks - one 25-storey block of service apartments, one 29-storey block of service apartments, one 23-storey office block, two 22-storey blocks of ‘condotel’, a five-storey shopping podium and four basement floors.

KL Contingent Police Headquarters, Jalan Hang Tuah

A new office building was required as the extension of the existing Kuala Lumpur Police Department. The site is located on a 5-acre land in the Golden Triangle at the junction of Jalan Hang Tuah and Jalan Pudu. The glassy building was purposely positioned perpendicular to Jalan Bukit Bintang.

Merdeka Park (previously Tiara Merdeka Urban Developments)

Permodalan Nasional Bhd (PNB), Malaysia's largest fund management company, plans to develop its 7.2ha surrounding Merdeka Stadium and Stadium Negara into posh residential areas and business plazas at a gross development value of RM3 billion. The two historical stadiums will also be restored for sporting activities and public events.

It was reported in December 2009 that PNB plans to build a 100-storey skyscraper here - that will replace Petronas Twin Towers as the tallest building in Kuala Lumpur.


Menara Commerce (CIMB Bank Headquarters) [completed]

The 39-storey iconic building will be the new national headquarters for Malaysia's second largest lender, CIMB Bank (formerly Bumiputera-Commerce). The concept of the building is taken from the Heliconia Caribaea plant. The Jalan Raja Laut tower will ultimately house the retail banking operations of CIMB Group under one roof.


New Tradewinds Tower and refurbishment of Menara Tun Razak

Tradewinds Corporation Bhd will spend 450 million ringgit to refurbish the 29-year old Menara Tun Razak (MTR) as well as build a brand new 40-storey office block on the existing land just beside MTR. Tradewinds has just received the approval for the new office block and will start developing the 5-star office building later in 2010. The building is expected to be completed by 2014.

Bumiputera Square Parcel 2 and 3 (proposed)

A proposed development on several pieces of land around Jalan Raja Laut and Lorong Gombak. Three new buildings would be constructed: a serviced apartment block (Parcel 2); an office tower and a 4-storey podium; and a 17-storey building located next to Menara Tradewinds (Parcel 3). A new pedestrian boulevard will connect the overall development with four existing buildings - Menara Commerce, Menara United Overseas Bank (UOB), Bangunan KWSP and Menara Tun Razak (Tradewinds).

Once completed, the development will transformed the area into a fashionable commercial, residential, shopping and banking district of Kuala Lumpur.

Berjaya Land, a unit of Berjaya Corp Bhd is planning a mixed development on 248 acres at the current site of the Selangor Turf Club (STC) in Jalan Sungai Besi. The project will have bungalow lots, condominiums, shop houses, office towers, serviced apartments, a shopping mall and hotel. It will take 12 years to complete.

The original plan had included an iconic skyscraper as high as 108 storeys.

Mid Valley City Phase 3

Matrade Centre and Naza KL Metropolis Developments

A flagship mixed-development by NAZA Group, this will be Kuala Lumpur's latest iconic project situated on a 24.2ha land beside the Malaysia External Trade Development Corporation (Matrade) headquarters and the Kuala Lumpur Court Complex. The site of the current headquarters of PKNS, or Selangor State Development Corporation (and the adjacent site of Department of Veterinary) in Section 52 will make way for a RM3 billion integrated development called PJ Sentral Garden City. The plan is for a mixed development that includes commercial, retail, serviced apartments, hotel and office towers surrounded by gardens and recreational facilities.


Phase One of the project covers the construction of Office Tower 1 and infrastructure at Lot 8. Phase Two covers a podium for retail and restaurants, Office Tower 2, 3 and 4 as well as infrastructure on Lot 12. On Lot 12, under Phase Three, there will be the construction of a business hotel and infrastructure. This is Petaling Jaya's largest urban rezoning and redevelopment project, at the site of the former Matsushita factory and at the crosspoint of LDP (opposite Freescale Semiconductor) and Federal Highway. The redevelopment plan, previously known as PJ Sentral Corporate Park, involve the construction of up to five 31-storey offices, a 16-storey hotel, two 20-storey apartments and shop lots with alfresco boulevards.

It was reported in March 2010 that Mah Sing Group Bhd has completed the purchase of 7.93 hectares of land from Panasonic HA Air-Conditioning. Demolition of the site has started.


The Paradigm Petaling Jaya

i-City Selangor

This is the Malaysian version of Hong Kong’s Cyberport and Dubai’s Internet City. The masterplan for this RM2 billion integrated development, as conceptualised by visionary architect Jon A. Jerde of the United States was unveiled in late 2005. The Selangor government hopes to make i-City a twin city of Silicon Valley in California.


It would include a Jerde-designed pedestrian street mall modelled after the famed Universal CityWalk in Los Angeles, the Fremont St Experience in Las Vegas and the Canal City Hakata in Fukuoka. Other components include Selangor International Islamic Financial Centre, corporate towers, Soho office suites, shop-offices (completed), a data centre hub for ICT incubators, an innovation centre, serviced apartments and a hotel. The Soho offices and serviced apartments will be launched in 2H2010.


Setia Alam Precinct 1

Bandar Setia Alam is an integrated development spanning over 2,500 acres of freehold land slated to become one of the largest and best-planned urban centres in the Klang Valley (Metro KL). Within Setia Alam itself, there is a vision for a world-class enclave, comprising iconic skyscrapers, corporate office towers, hotels, apartments, a convention centre, a shopping mall and a central plaza.

The developer SP Setia has formed a joint venture with Lend Lease Group from Australia to develop a one million sq ft "environmental-friendly" Setia City Mall; to be designed by US-based The Jerde Partnership.

Sime Darby - Sunrise Bukit Jelutong Commercial Hub (proposed)

Sime Darby Property Bhd and Sunrise Bhd recently announced a partnership through a 50:50 joint-venture (JV) company to develop 20.95 acres in Bukit Jelutong, Shah Alam. The JV will develop three lots of freehold commercial land with an estimated gross development value of RM1 billion.

The mixed-commercial project will have a gross built-up area of approximately 2.7 million sq ft, consisting of retail, shop-offices, office suites and serviced apartments. It will be developed in five phases with its first launch targeted in 2011.

The masterplan of Putrajaya Core Island

The planned city of Putrajaya is the new administrative capital of Malaysia, 25km south of Kuala Lumpur City Centre. The newly built city is based on a system of connected islands created by overflowing large oil palm plantations. The Putrajaya Core Island will incorporate a network of open spaces and wide boulevards together with commercial towers, government buildings, parks, hotels and residential areas.

Putrajaya Precinct 4 Waterfront Development (proposed)

Designed by Studio Nicoletti Associati and Hijjas Kasturi, this award winning residential complex is conceived like a fleet of majestic sail-boats floating in the lagoon. The rib-like structural system forms the outer skin of the sail-boats and gives an important contribution to shadow the inner spaces of the various apartments without interfering with the view of the artificially created lagoon.


The apartments face the opposite sides of the sail-buildings as to create bilateral ventilation, with positive bio-climatic effects. All the buildings will be powered using alternative energy and they will emit about 50% less carbon dioxide than conventional residential complex.


Lot 2C5 Putrajaya Boulevard (proposed)

This specific project of office building faces the main boulevard. The architect was inspired by a storm of seagulls flying on the nearby lake whilst visiting the site one morning. Based on this idea, the new complex is raised out of the water as posts for the seagulls.


The blocks appear as crystal towers enveloped by a metal pattern reproducing the intricate roots system of the mangroves, gigantic trees spread along most of the coastal areas of Malaysia, a precious natural resource that offers a protective action against erosion. The architect wanted to emphasise the uniqueness of this eco-system, offering an iconic gateway between institution and leisure.


Lot 4G8, 4G9, 4G10 and 4G11 Towers

Government buildings of 33 to 40 storeys currently under-construction at Gemilang Square in Precinct 4. These office towers will serve the respective ministries: the Ministry of Rural & Regional Development, Ministry of Information, Communication & Culture; Ministry of Housing & Local Government; and Ministry of Women, Community & Family Affairs.

KLIA Aeropolis Masterplan (future: for illustration only)


The objective of the proposed KLIA Aeropolis is to tranform 2,730 acres of land within the KLIA boundary into a vibrant Airport City and for it to become a prominent business gateway in the next 15 years. KLIA landside will no longer be restricted to aviation-related activities, but eventually the whole vicinity will become an international multimodal enterprise with significant trade, business, leisure and tourism activities. In line with KLIA's green emphasis, all structures in Aeropolis will be modern lowrises and interlinked with landscaped parks.


Besides the expansion of KLIA that will include a permanent low-cost carrier terminal, the proposed components in Aeropolis comprised of MSC-status office parks, a logistic and industrial free zone, retail and commercial centres, exposition and convention halls, hotels, apartments, training centres, medical centres, a water theme park, golf courses, outdoor training camp and hiking trails for jet-lagged travellers, a wetland nature preserve and a retirement village.

  1. Hi, your very nicely-made post opens by saying KL is famous for its 'quirky architecture'. My question is - how much of this quirkiness will be left once all the above megaprojects have been completed? My guess is - not much.

    In fact, most of the charming mansions, historical bungalows, pockets of village life and open spaces will bite the dust, replaced by glass-and-steel concrete boxes from Anywhere.com. The infamous Bok House in Jln Ampang is just one of many examples of how our city of KL is steadily turning into a faceless urban jungle.

    We seem to be desperate to copy & paste from Singapore's and Hong Kong's ultra-aggressive urbanization. Did we stop to think that both of these cities are 1) very land-hungry (which surely we are not!), 2) have no natural resources, hence property and financial specualation is pretty much the only economy they have going for them (and the rest of the world is slowly leaving this type of 'paper wealth' behind), and 3) reflect the mentality and values of their elites who are almost 100% immigrant and rather money-minded...

    In other words, nothing to do with who we are... How sad. Bring back the old KL of green, open spaces, misty hills, mysterious mansions and sprawling mission schools any day.
